CUSTOM BUILDING PROCESS

There’s a lot that goes into building a new home. That’s why we’re there for you every step of the way — from your initial vision to land acquisition, from picking a floor plan to the final walk-through. We even handle all aspects of construction for you, including permitting, project management, problem solving and quality control. Our goal is to keep the process simple and stress-free.


An important note on timing:

Getting us involved early costs you nothing but likely provides significant savings in the long run. The reason is that early involvement allows us to better “value engineer” your project. In other words, we can help you identify which ideas are worth investing extra money into and which ones can be achieved in a more cost-efficient manner, while still delivering the desired result. In short, the value we provide snowballs when you bring us in at the beginning.

Step 1: The Initial Meeting

This is where we get to know each other. Together, we’ll review your total budget and discuss how all the pieces fit together. We’ll also outline the key decisions and dates so you’ll know what to expect along the way.

Step 2: The Site

1.   Identify your property.

2.   Do your Real Estate Due Diligence. This is just a fancy way of saying “do your homework before you buy.” We’ll help you complete the checklist which includes:

·      Survey including topography, trees and wetlands

·      Utilities – availability and location of municipal sewer or septic, municipal water or well, gas, and electric

·      Soils investigation – perc test (if septic)

·      Municipal requirements

·      Neighborhood requirements or restrictions

·      Tree removal

·      Basement type – walkout, daylight or standard

Step 3: The House Plan

This is where it gets fun! There are three primary paths to arrive at your perfect home. 

1.      Choose a Blue Peninsula Portfolio Plan. Find something you love in our portfolio? Great! Our plans have been finely tuned to foster an efficient build for an unbeatable value. If however, you don’t find a plan that’s exactly right for you, we can move on to the second path.

2.      Choose a Semi-custom Plan. With one of our Portfolio Plans as a starting point, our architects can make modifications and customize a plan to your tastes. While creating some additional expense, this option still leverages many of the high-value benefits of choosing a Portfolio Plan. It’s also the path the majority of our clients choose and one where we’re confident in delivering the home of your dreams in a surprisingly cost-effective way. 

3.      Choose a Custom Plan. You can work with one of our architects to develop a plan that is uniquely yours. This path ensures you a one-of-a-kind home that is truly unique and personalized to your exact needs. (Of course, there are some costs considerations when choosing this path. Architectural fees, though generally a small percentage of the overall project, can add a significant jump when compared to the first two paths. In addition, construction efficiencies are harder to come by with a plan that’s never been built before.)

Step 4: The Specifications

Specifications are the materials and features for your new home, such as cabinets, hardware, fixtures, countertops, flooring, etc. To assist in assembling your new home, Blue Peninsula will provide a comprehensive list of pre-priced features called the “New Home Workbook.” Next, we’ll sit down with you to plan the details for construction. Rest assured, you will never be out of the loop as we bring your vision to life. We draw on our years of experience in every phase of construction to consult with you on the numerous decisions for your new home.

During construction, we’ll oversee the project to ensure the quality of materials and building practices.

We will also serve as your point of contact with all contractors and vendors to keep you in the loop at every step. Upon completion, we’ll have a detailed walk-through of your new home. However, your relationship with Blue Peninsula Custom Homes does not stop on move-in day. You’ll enjoy the peace of mind of our warranty.
